Founded in Victoria in 1992, Moka House holds a strong position in the Island coffee scene.
We offer the finest in espresso based specialty coffee with an emphasis on Organic, Fair Trade and Bird Friendly products.
A wide selection of deli sandwich items, hot entrees such as soups, pasta and chili, as well as decadent pastries and desserts are available as the perfect accompaniment to your coffee.
Relax in the atmosphere of a warm inviting fireplace combined with comfy seating. Add to that service second to none in a spotlessly clean environment, that's Moka House!

Our operational procedures are tried and true. Detailed operation manuals, excellent training and ongoing support add even more value to our franchise system.
20 Steps to Your Own Franchise
- Meet with interested candidates. Candidates to fill out confidential application form and non-disclosure agreement.
- Successful candidates meet with the Moka House team, sign letter of intent and provide $5,000.00 deposit. (refundable)
- Review potential sites, negotiate lease.
- Disclosure Document & Franchise Agreement presented.*
- Potential franchisee forms limited company.
- Sign Franchise Agreement. Sign lease with Moka House Franchising. (Deposit no longer refundable.) Submit Franchise Fee. ($25,000 including $5,000 deposit already paid)
- Design preparation, leasehold preparation; review with General Contractor. Submit permit applications.
- Finalize budget, approval of design, fixtures, furnishings, equipment and timelines.
- Engage contractors. Submit first payment.
- Training program begins; review Franchise Manual.
- Supervise and approve all construction phases. Apply for and set-up of accounts. (Hydro, electrical, phones, suppliers)
- Install equipment. Second payment for costs due.
- Supervise finishing, signage, approvals.
- Final preparation for Opening Day.
- Final payment of costs.
- Review resumes and hire staff.
- Inventory delivery from suppliers.
- Training and familiarization on-site.
- Provide necessary assistance and supervision on Opening Day.
- Post-opening support.

The sample pro-forma budget below is provided to potential franchisees in order to better understand and evaluate the leasehold, equipment and associated costs for a Moka House Coffee location. It is important to understand that the following figures are estimates only; therefore the total investment will vary. Factors which may influence start up costs may include but are not limited to: the location of potential site, the condition and size of the location, new construction compared to conversion of an existing location.
